Terms & Conditions

Instructions need to be in place between 12th April 2021 and 31st July 2021, and a sale or let must be agreed, with associated documentation completed, within the first 3 months of instruction.

*SALES:

Pay 0% commission (the ‘Offer Fee’) when you instruct Chancellors Fleet to sell your property. This special no fee offer is limited to the first 100 Sole Selling Rights clients who instruct Chancellors to sell their property within the area shown on the map displayed on the offer leaflet and on chancellors.co.uk/fleet-zero. The Offer Fee is conditional on a For Sale board being displayed at the property until contracts for sale are exchanged. CGEAL reserves the right to refuse an instruction for inclusion in this offer without reason. The no fee offer is available to all owners instructing CGEAL between 12th April 2021 and 31st July 2021 where a sale is agreed subject to contract and conveyancers are instructed by both seller and buyer within the first 3 months of the instruction being received. There are no conditions as to the date by which exchange of contracts must be achieved. Should an initial sale be agreed for the property after the first 3 months of the instruction the Agreed Fee (not the Offer Fee) will apply. Should a sale fall through and another sale be agreed after the first 3 months of the instruction then the Agreed Fee (not the Offer Fee) will apply. Should a seller arrange a sale of the property via another agent at any time during the sole selling rights period, including the offer period, then the standard Agreed Fee (not the Offer Fee) will become payable in full upon exchange of unconditional contracts. A minimum sole selling rights period of 24 weeks applies to this offer. If a 24 week sole selling rights agreement is unsuitable, then a launch offer fee (reduced from our standard fee but not zero) will be specifically discussed and agreed at time of instruction. The Offer Fee is only available for use once per vendor. No variations will be accepted to a ‘No Fee’ instruction unless authorised in writing by a Director of CGEAL. CGEAL reserves the right to extend this offer at its sole discretion. All other usual terms and conditions in this document apply.

 

*LETTINGS:

Pay no Lettings & Property Management fees for six months, (the ‘Offer Fees’) when you instruct Chancellors Fleet to let your property. This special ‘No Fee for 6 months’ offer is limited to the first 50 Sole Lettings Rights clients who instruct CGEAL to let their property within the area shown on the map displayed on the offer leaflet and on chancellors.co.uk/fleet-zero. The ‘No Lettings & Property Management Fee for 6 months’ offer includes lettings and property management fees set out in the Tenancy Management & Property Management Service (Gold and Gold +) section only. It does not include Tenant Find only fees, administration and referencing charges, charges for arranging works, contractor disbursements or any other costs rightly due for payment by the landlord that have been paid on behalf of the landlord by CGEAL as part of commencing the tenancy or administering it throughout the tenancy. After the expiry of the first 6 months of the new original term of tenancy or following such tenancy’s expiry, whichever is the sooner, fees will revert to the Agreed Fees (not the offer fees). The offer is conditional on a ‘to let’ or ‘let agreed’ board being displayed at the property until contracts for let are exchanged. CGEAL reserves the right to refuse an instruction for inclusion in this offer without reason. The No Fee offer is available to all owners instructing CGEAL between 12th April 2021 and 31st July 2021 where a let is agreed, subject to contract, for a minimum term of 12 months within the first 3 months of the instruction. There are no conditions as to the date by which exchange of contracts must be achieved. Should an initial let be agreed for the property after the first 3 months of the instruction, the agreed fees and charges (not the offer fees and charges) will apply. Should a let fall through and another let be agreed after the first 3 months of the instruction then the Agreed Fees and charges (not the offer fees and charges) will apply. Should the landlord wish to serve notice on the Property Management service for any reason during the first 12 months of the tenancy they can do so giving 3 months’ notice however the benefit of the ‘No Lettings & Property Management Fee for 6 months’ will be forfeited and full Tenancy Management fees for the full term, and Property Management fees for the term to date plus the 3 month notice period will become payable upon presentation of an invoice. Should an initial let come to an end and another let be agreed then the agreed fees and charges (not the offer fees and charges) will apply. A minimum sole agency period of 24 weeks applies to this offer. The Offer Fees and Charges are only available once per landlord. No variations will be accepted to a ’No Lettings & Property Management Fee for 6 months’ instruction unless authorised in writing by a Director of CGEAL. CGEAL reserves the right to extend this offer at its sole discretion. All other usual terms and conditions in this document apply.
