Property Management Offer:
Pay no Property Management fees for the first three months as set out in the Property Management Service section only. Additionally receive half price initial client administration fees. The offer is subject to the tenancy being for a minimum of 12 months with no break clause within the tenancy agreement before 12 months. It does not include Tenant Find only fees, Tenancy Management fees, charges for arranging works, contractor disbursements or any other costs rightly due for payment by the landlord that have been paid on behalf of the landlord by CGEAL associated as part of the commencement of the tenancy or administering it throughout the tenancy. After the expiry of the first 3 months (the free trial period) of the new original term of tenancy, fees will revert to the Agreed Fees (not the offer fees). A minimum sole agency period of 24 weeks applies to this offer. The Offer Fees are only available once per landlord. No variations will be accepted to a ’No Property Management Fee for 3 months’ instruction unless authorised in writing by a Director of CGEAL.
If Property Management is terminated (notice of which must be given in writing):
– At any point after the first six months of the tenancy – three months’ notice needs to be given as set out in this document under Property Management Service
– Within the first six months – no notice is required, and this offer can be terminated with immediate effect.
– If notice is served within the first three months of the tenancy then fees in accordance with these terms for any works orders placed during the free period would apply as if no Property Management Service had been entered into.
– Should a tenant serve notice and the tenancy end before 12 months then providing the landlord re-lets through CGEAL then no charges will occur. If landlord does not re-let through us and they have agreed to tenant leaving early (within first 12 months) then landlord will be invoiced for the free trial period that they have received.
