Local knowledge is local power

There is something inauthentic when a politician arrives into an area just in the nick of time to represent their “local” community.  The same is true of estate agents. Sellers, like voters, deserve to pick a winner who has expansive knowledge of the local area. The seasons, cycles and events that impact the local property market can be predicted and can help the seller maximise the price for their property in any market condition. Local knowledge of the property market by the estate agent lets the seller maximise profit.

Tenacity

Sellers want an estate agent that is tenacious because the outcome of a successful sale is mutually beneficial and therefore should be achieved within the timescales of the seller. A tenacious estate agent must therefore follow-up all enquiries, viewings and other correspondence as efficiently as possible.

 

Honest Abe

Sellers need an honest estate agent, for if they feel you are using skulduggery and trickery, then they will never use you or your brand again. In addition, you have created toxicity that may spill onto social media and word of mouth in the local community.  An honest agent therefore lets the seller know what they can expect through the process without inflation or ambiguity.  Consumer protection from unfair trading regulations should always be followed by an estate agent by avoiding misleading and aggressive practices which will have a negative, typical effect on the average consumer.

 

Working more than 9-5 (what a way to make a livin’!)

A hardworking estate agent should have relentless enthusiasm and drive to help sell a property.  The ability to work around the buyers, sellers, tenants and landlords timeframes requires flexibility and dedication, so you need to be inherently hardworking.

 

One of these days I’m going to get “organised”

An estate agent that is organised reduces stress for the client. Strong attention to detail will help in selling or letting a home, especially in more challenging market conditions. Being organised helps the estate agent notice the smallest of details that may impact on a property being sold.  Make sure there are no mistakes with the photography of the property, that everything is documented, that the customer is engaged with promptly and that you do not show up late to appointments like the British train service.
