A very well proportioned family home situated in the ever popular village of Aston le Walls. The property is positioned in a cul-de-sac location position and has been extended to offer open plan living, a lovely enclosed garden and garage.
Additional Property Information; The property has a wealth of key features which includes an Inglenook fireplace and flagstone flooring as part of the extension. Full width bi-folding doors that open up on to decking overlooking a large garden.
Why the owner loves the property:We loved the country feel of the house and the village has a lovely community spirit. As our daughter was growing up she loved going for walks around the village to see the sheep and lambs in spring. Our cats used to follow us round on the walks! We made it warm and cosy in winter with a full renewal of the cavity wall & ceiling insulation, doors and windows. The fireplace and stone features really added to this feel. In the spring, summer and autumn the garden and surrounding countryside are beautiful and quiet. Walking through the local fields on warm summer evenings was absolutely wonderful. Through the years we lived there we refitted and decorated most of the house. The bathrooms are tastefully done and the full-width bi-fold doors at the rear open onto the large deck which is great for outdoor relaxing and eating when the weather is good. Banbury and Leamington are not far away and the local network of villages has lots of useful amenities to help with day to day life.

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.
We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 inc VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
