What the vendor loves about the property:
We moved to Stansbatch 29 years ago with the hope of enjoying the benefits of more rural and less frenetic lifestyle. We have not been disappointed. Since moving here we have enjoyed the benefits of breathing unpolluted air, of having access to drinking water that comes from a private supply that serves Brick House, together with other village houses and a number of farms, which is free from chemical additives. We have sufficient land to grow a variety of vegetables for our table and the garden is well stocked with plum, damson, pear and apple trees.
Surrounded as we are on three sides by fields it has been a constant joy to watch the changing seasons unfold around us, particularly across the fields to the front of the house with their backdrop of the Black Mountains and Hay Bluff and to walk the trails around the iron age hill fort of Wapley Hill which lies beyond the fields to the rear of the house.
The wildlife here has been a particular joy, red kites and buzzards riding the air currents overhead in the summer skies, woodpeckers drumming on the tree trunks and owls calling to each other in the darkness of the night. The lack of light pollution here means that star gazing and picking out the constellations at night has been a real pleasure for us.
Brick House sits within the Parish of Staunton on Arrow which is home to a fine village hall. The hall, which plays host to a monthly coffee morning for villagers to meet, mingle and socialise with their neighbours, also provides a venue for the local WI and offers an ever changing rota of social events.
Now the time has come for us to move nearer to family we hope that whoever moves to Brick House will be as happy and comfortable living here as we have been.

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.
We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 inc VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
