WHY THE OWNER LOVES
THE PROPERTY
I bought this property with my mum for her to live in, it feels very safe (and was very safe), has lovely neighbours and is quite secluded in its location. The aspect is great with all of the rooms lovely and sunny. The house is also so warm in winter with the cavity walls filled with insulation by the council and a new boiler approximately 1 year old. Mum did not drive so getting the local bus into town was great for her and she also walked it for exercise in nice weather. The local nature reserve and dog walking routes are fantastic (I loved them myself for my dog when visiting mum) and the pub and shops invaluable. The off road parking on the driveway will make insurance cheaper and the very handy walk-around to the garage made access to the bins in your PJ's less embarrassing. The garage has electricity which is also a bonus, a good size garage for loads of storage with many two beds do not benefit from. Such happy memories made in this lovely house. I use to live in number 5 Campion Road from when the estate was brand new in 1999 and when I go back now I always enjoy seeing how lovely the open spaces are and how the estate has matured and still remained lovely with a high quality of homes. The development of the town centre was a massive bonus to Bicester since when I lived there. ??

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.
We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 plus VAT (£96 inc VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
