Development Information:
Yeats Lodge comprises 41 one- and two-bedroom retirement apartments managed by Churchill Estates Management. The development includes a communal Owners' Lounge, landscaped gardens and a Guest Suite available for use by friends and family (booking and charges apply – information available from the Lodge Manager). Regular social activities are organised but participation is entirely voluntary.
A Lodge Manager is on-site during daytime hours to oversee the running of the development. An emergency Careline system is installed in each apartment, which is monitored 24 hours a day. The property also benefits from a video entry system, fire and smoke detection systems and an integrated intruder alarm.
The development is located within walking distance of Thame town centre, where amenities include shops, cafés, supermarkets, medical services, and public transport links. Bus services operate to nearby areas including Haddenham & Thame Parkway Station offers rail services to London Marylebone.
Lease and Costs:
• Lease: 999 years from December 2020
• Council Tax Band: B
• Ground Rent: £575 per annum, reviewed every 10 years (next review due December 2031)
• Service Charge: £3,160.77 per annum (year ending 30 November 2025)*
• Resale Contingency Fee: A contribution of 1% of the final selling price is payable by the seller upon completion of the sale
