WHY THE OWNER LOVES
THE PROPERTY

Having owned this home from new, I've truly enjoyed seeing it evolve into a space that's full of charm, comfort, and character. The design, inspired by the iconic Bath Crescent, instantly stood out to me — it has that timeless, period-style elegance, but with all the convenience and efficiency of modern living.
One of the things I've always loved is the location. It's just a short, easy walk into Reading town centre and the train station - perfect for commuting - but the road itself is incredibly quiet and tucked away, with no through traffic. That peaceful setting continues at the back of the house, where the garden looks out onto a private woodland area shared only by the 15 homes on the street. You'd never know you were so close to town - the sound of birdsong and the view of mature trees make it feel like you're in the countryside.
Inside, I've taken great care to upgrade the home to a high standard. The newly installed and hand-painted kitchen and utility room add real character and quality, and the water softener and filtered drinking water system bring a touch of everyday luxury. The extended en-suite bathroom is one of my favourite features - finished with underfloor heating, a teal herringbone tile feature wall, floating toilet and sink, and even a musical mirror (a fun little detail that always makes me smile!).

Anti money laundering checks

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.

We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 plus VAT (£96 inc VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
