Southmoor Rd is an elegant, Victorian town house, having spacious rooms which are light and airy with original features. It is in a one way side street with lovely neighbours and is in a great location. The road has resident's parking with visitors permits available.
The house has been sympathetically renovated. In the 1980's by Taylor Woodrow for his daughter who was at University here. Steps were made down to the lower ground floor providing convenient access to then kitchen flat but now giving through access to the garden and making the kitchen lighter and brighter. This change also allows for direct access when bringing in the shopping. In the 1990's further improvements were made by current owner to the lower ground floor to make a kitchen/breakfast room and a shower/utility room (following structural survey). In addition access to the garden was improved, widening steps, lowering garden level (improving views of the garden) and building patios. The attractive Victorian rockery by the side of the steps was retained with ferns and bricks from relining the furnaces at Lucy's iron foundry.
There is a long, well maintained garden, with plants, shrubs, trees, a garden shed, new fencing this side and two seating patio areas to catch the sun morning and evening. It backs onto the long gardens of Kingston Road and directly to the former Kingston Road Bakery now owned by a garden designer. These allow for attractive views from the top of the house.
The house is in the catchment area of the SS Philip and James Primary school and within walking distance to Oxford Train Station (0.8 miles)
Southmoor Road is a one-way side street in Jericho limiting the through traffic and allowing for convenient access into the Jericho shops.
Port Meadow is within walking distance as well (0.3 miles) and allows for over 300 acres of meadow land and country walks along with riverside walks.

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.
We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 inc VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
