Property Information

Chancellors Estate Agents are pleased to welcome to the market this two bedroom property property. This property benefits from a cellar room and loft room.

This property showcases character throughout as you enter you'll be welcomed by a long hallway with the current vendor creating this to allow a separate sitting room but also maintaining a separate reception room. As you continue through the kitchen is at the rear of the property and there is also a downstairs shower room.

This property has a cellar room which can be a useful space for a study room and additional space. As you make your way upstairs you'll be gifted with two further double bedrooms as well as a hidden feature in the loft which is being used currently as a study room.

The rear garden is very private and a generous size. This property benefits from off-road parking.

Video Viewings: If proceeding without a physical viewing please note that you must make all necessary additional investigations to satisfy yourself that all requirements you have of the property will be met. Video content and other marketing materials shown are believed to fairly represent the property at the time they were created.

Why the owner loves the property:I love this house for all kinds of reasons, but the variety of space is one thing that I particularly enjoy. The loft space is where I work, and I can lose hour after after in the peace and spectacular light up there. The dining room with its view over the garden is another favourite, and I've spent many a fun time with friends in the Summer, with the French doors thrown wide open and the gathering spilling out into the garden and onto the deck. It's equally lovely in the winter - cosy when it's raining outside, and a lovely, private space. One of my very favourite things about the place is the magnolia tree in the garden - "Madam Magnolia", as I call her - is a very, very old tree and one of the main reasons I bought the property in the first place. She is spectacular when in full bloom (usually twice a year), and I've spent many a day sitting at the table in her shade, working away or reading a book even when there's light rain! The whole garden is a joy - south facing and and easy place in which to grow flowers and shrubs. Finally, the neighbours are lovely, and for me, that's a big plus. On one side, a lady who has lived in her property even longer than I've lived at 134 (I've been there since 1991), and on the other, a nice young family who moved in early in 2023. They are the kind of people who are always willing to help out with things, and are friendly, and very easy to get along with.

Anti money laundering checks

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.

We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 inc VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
