Why the owner loves the property:We will be sorry to leave the cottage, which has been our home for almost twelve years and would not be doing so except for exceptional circumstances. We all love so many things about 2 Lane House, that we intended to stay. Hence, we have built a twenty square metre, double-height Oak extension with a picture window overlooking Hergest Ridge. This was to be our kitchen diner, with French doors leading to the garden, home to apple and plum trees, blackcurrant bushes, rhubarb and an ancient yew tree, and our small flock of hens. We love having barbeques, eating outside when the Welsh weather allows, and enjoying the stunning views in all directions, as far as you can see. Due to our move, we decided not to put a new kitchen in, preferring that the new owner would put their own taste and stamp on this, or even use the beautiful room for something new entirely. We like to use the space to entertain friends and family here on a (very) regular basis. With the triple aspect, we love watching the sun rise over the Ridge and the amber-red skies when it sets once more at the end of the garden. We love the cosy sitting room with its wood burner and stripped beams. The exposed stone wall and wooden floor give the cottage a rustic feel. We like snuggling down here on winter evenings for movie nights or reading. There are a few jobs still needed to make this place the perfect retreat for the right person so have decided to reduce the price to reflect this.

Regulations require that we undertake identity and AML checks, and secure information on the circumstances of your purchase in line with our obligations to verify your identity and complete Customer Due diligence as part of you agreeing any offer with our client. These are dictated by regulation and enforced by trading standards. Whilst we retain responsibility for ensuring checks are carried out correctly and for ongoing monitoring, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or made an offer on a property you wish to buy that is provisionally agreeable to our client.
We have looked to provide benefits alongside undertaking these checks to ensure this is not an additional cost to you. These include complementary Lifetime Legal membership for 3 months, and where you use Chancellors Conveyancing services we have also arranged for this cost to include the AML/ Customer due diligence cost your solicitor would normally charge you for their regulated required checks. The cost of these checks is £80 inc VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee is paid in advance, directly to Lifetime Legal and is non-refundable.
