The time of year plays an important part when it comes to selling a house. Traditionally February to July and September to the start of November are the most popular months for the property market whilst December is considered one of the quietest months. If you’re considering selling your house now, you may be advised to wait until after the New Year but unfortunately not everybody has the option to wait until the market picks up. The good news for people who are selling their houses now is that the latest report from the Royal Institute of Chartered Surveyors shows that buyer demand is on the up.   1. Show the warmth of your home Use the winter setting and cold weather to show off the warmth and cosiness of your home. This is a chance for you to demonstrate your heating system to potential buyers and if you have a working fireplace make sure you use it as that’s a great feature to show off.

  2. Create a festive spirit When selling a house you’re also selling the idea of what life will be like for your home’s new occupants. Christmas is a time when homes are decorated and lights are put up to celebrate the festive season. This is a great way to sell the idea of what Christmas will be like in this home for your potential buyers.

  3. Protect your carpet and flooring You may adopt this policy in your home anyway, but in the winter months in order to protect your carpet and flooring it’s even more important that you ask potential buyers to remove their shoes whilst in your home. It shows you value the cleanliness of your home and could also highlight features such as a plush carpet, or nice wood floors.

  4. Ensure your garden is tidy and clear One disadvantage you have in winter months is presenting gardens and exterior areas of the property. Your garden and exterior may be without the greenery it usually has in spring and summer but you can make it an attractive prospect by ensuring leaves are cleared away and there’s a “tidy” feel to the overall look.

  5. Ways to show off the summer features of your home Use photographs to display the best features of your home in the summer months. Photos of your garden and exteriors are a good example to use because in the winter they can appear vastly different compared to the summer.
